A file stalls on the last document

Rate holds and closing dates do not wait for a missing pay stub.

Two borrowers, two inboxes
Co-borrowers send documents separately, and the file is complete only when both are.
Sensitive documents by email
Pay stubs and bank statements sit in inboxes long after the file closes.
Conditions come back
A lender asks for one more document and the chase starts again.

How Sealio fits a lending file

Lending firms choose the mortgage pack at sign-up, which names cases “Files”. The checklist is yours to build.

Co-borrowers on one request
Up to 10 people share a request. Each has their own link, and the checklist completes when everything required is in.
Build the checklist once
Create your application checklist in the builder, with instructions, accepted file types and expiry dates, and reuse it for every file.
Add conditions later
Add items to a sent request when a lender asks for more. Borrowers are emailed what is new.
Files with stages
Track each file through stages you name, with internal notes only your team sees.
No documents in inboxes
Uploads go straight to encrypted storage, and you choose how long files are kept after a file closes.
A record for every file
Every view, download and decision is in a tamper-evident audit trail you can export.

A purchase with two borrowers

A worked example with made-up names. Every step is something Sealio does today.

A broker builds an application checklist once: photo ID, pay stubs, letter of employment, down payment statements, purchase agreement. For a couple buying their first home she sends one request to both. Each gets a personal link, and either can upload any item.

A week later the lender asks for a gift letter. She adds it to the sent request, and both borrowers get an email saying one new item is needed. When the file funds, she downloads everything as one ZIP for her records, and her retention setting removes the borrowers’ documents after the period she chose.

Start from a checklist, then make it yours.

A dedicated mortgage & lending checklist is not in the starter library yet. Start from the general one below or from blank; the sample above takes a few minutes to build.

Mortgage & lending: questions and answers

Is there a ready-made mortgage checklist?

Not yet. Mortgage firms build their checklist in the checklist builder, usually in a few minutes, and reuse it. The mortgage pack already names cases “Files”.

Can co-borrowers upload to the same request?

Yes. Up to 10 people can share one request, each with a personal link and code.

How long are borrower documents kept?

Until you delete them by default, or for a period you choose from 30 days to 7 years after a request closes.

Your next client is the last item on the list.

Start with a ready-made checklist or build your own, invite a client, and watch the stamps land.
